Why Fibra Nova?

We are a Real Estate Investment Trust (FIBRA) dedicated to the acquisition, management, and development of properties intended for leasing. Our operations include the right to receive income derived from such leases and, where applicable, to provide financing backed by the leased properties, either directly or through other trusts.

We have an internally managed organizational structure, designed to align our objectives with investors’ interests. Our strategy is built on a long-term growth plan aimed at incorporating and developing strategic assets that meet the needs of our tenants.

Our vision prioritizes properties located in economically active regions of Mexico, seeking to generate continuous and stable value for our stakeholders, while expanding the portfolio selectively and safeguarding the financial stability of our tenants.

To develop a real estate portfolio through the acquisition of leased properties that create value for the Trust, based on:

  • the quality of lease agreements,
  • construction quality,
  • location, and
  • positioning of the asset.

To achieve this vision, the Trust relies on the experience of a select group of developers and operators, as well as a business model that integrates the value chain, from identifying concepts and locations, to leasing and management, to operation and stabilization, and the eventual capture of value when market conditions favor a sale.

Our real estate portfolio, composed of 125 assets, is distributed across 20 Mexican states and spans sectors such as retail, office, manufacturing, logistics, and education. These properties are strategically located and designed for a wide range of tenant profiles, which diversifies our portfolio and supports its performance.

As part of our sustainability approach, during the construction of each property we conduct environmental impact studies. As of year-end 2025, the portfolio recorded 100% occupancy and a total leasable area of 722,168 square meters. Additionally, the offering includes 2,118 hectares designated for the agro-industrial segment. This approach highlights the geographic and sectoral diversity of our portfolio, as well as the quality of our tenants, favoring relatively stable income through medium- and long-term leases.

At Fibra Nova, relationships with third parties—suppliers, consultants, advisors, and contractors—are managed in accordance with corporate supply-chain policies and procedures. All third parties with a commercial relationship must adhere to our Code of Ethics and Conduct and to the Strategic Procurement Procedure for the acquisition of goods and contracting of services; failure to comply may result in the termination of the commercial relationship.

We also encourage our suppliers to adopt ESG practices in their operations. We remain committed to allocating 100% of our procurement budget to local companies within the Mexican Republic, ensuring this guideline is applied across all regions where we operate.
